Multi-storey and
underground car parks

Although parking may seem like a trivial activity, it is a cause of stress, annoyance and even fury in daily life. Many of the car parks currently in use were built in the last millennium and do not meet the requirements and comfort standards of today’s users.

In new builds or renovations, creating user-friendly parking requires a detailed solution that is specifically tailored to the property. The planning team – consisting of the developer, operator, planner and workers – must meet the high demands placed on a project of this nature, as there are varying requirements for different car park structures such as underground car parks, intermediate decks or car park roofs and open-air decks.  However, successful examples of planning carried out for user-friendly car parks show that this is both possible and economically feasible.

Surface protection systems for walls and floors

In order to prevent the penetration of moisture and harmful salts into a building material, coatings and hydrophobic impregnations have been used for many centuries to protect buildings. Nowadays, this function is fulfilled by modern surface protection systems that use high-grade active ingredients and binders to ensure effectiveness and durability.

Planning is everything!

Whether for new builds or refurbishments, close cooperation between the parties involved in the construction (customer, planner and executing firms) is essential. Building costs and construction times can be reduced through project-specific planning, and design concepts can be taken into account.

Advantages and properties of high-quality floor coating in car parks

Sustainability

Easy maintenance, low material consumption, durability and, where possible, renewable raw materials as a binder base, contribute significantly to the positive ecological balance of a sustainable surface protection system.

Crack bridging ability

The use of crack-bridging surface protection systems can prevent the penetration of aggressive media into the substrate. Systems are available for different crack classes, depending on use.

Wear resistance

Wear and abrasion resistance are particularly important when planning surfaces that are walked and driven on. Remmers Deck systems meet the highest requirements with regard to current wear test methods and practical PAT tests.

Color variety

Modern parking areas are bright, friendly and allow quick and safe orientation. To meet these requirements, Remmers surface protection systems provide the planner with an almost infinite variety of colors.

Requirements for car park coatings

Chemical, mechanical, resilient, thermal and ecological

  • Careful planning in multi-storey and underground car parks
  • Stringent quality standards for products and systems

Expertise lies in the detail

The fact that walkable and drivable parking areas must also be planned and protected in new buildings in order to ensure long-term use is now a generally recognised rule of good technical practice.

Unfortunately, details such as ramps/spindles, floor/wall connections, penetrations, drains, evaporation channels, joints or even drainage gradients in car parks and underground car parks are often overlooked, even though these areas are frequently exposed to standing water contaminated with de-icing salts for long periods of time. Here, Remmers GmbH offers tried-and-tested, but also innovative solutions for all designs imaginable: from system car parks with concrete surfaces that are directly driven on, to the underflow-proof sealing of open surfaces (paving) or protective layers of mastic asphalt.

Certified quality

Concrete structures are often large-scale projects, car parks or traffic structures, which means that the highest demands must be placed on the planning, execution and products for the construction, maintenance and reinforcement of concrete structures. In accordance with this requirement, companies must have appropriately qualified and certified employees (e.g. SIVV licence), and concrete products and constructions are subject to external monitoring.

This quality standard also applies to repair and maintenance. Here, it is the task of the expert planner to determine the condition of the concrete structure by means of a structural condition analysis and to find and implement suitable refurbishment solutions together with the client.

In contrast to the European EN 1504 standard, which sets out various repair principles and procedures for the expert planner, describes the product properties and assumes independent monitoring by the manufacturer, concrete repair in German-speaking countries is instead based on system-focused concepts and external monitoring. The relevant technical principles were defined in the DAfStb maintenance guidelines (2001) and compliance with production and system specifications was ensured by means of general building inspectorate approvals and test reports in combination with external third-party monitoring. As part of the European harmonisation and Europe-wide validity of EN 1504, the legal basis of the system-focused concept and external monitoring was removed.

In order to continue to meet our own exacting quality requirements for our products, Remmers GmbH continues to have its concrete repair products and surface protection systems certified and monitored on a voluntary basis by accredited inspection bodies.

Long-lasting safety with Remmers car park floor coatings

Those involved in the planning of car parks should think about maintenance and care right from the start and then implement this in a consistent maintenance and upkeep concept.

Preservation of value and appearance, extension of service life

Proper and regular care protects the coating system and ensures that it retains its value for a long time. This preserves the appearance of the floor and significantly extends its useful life. At the same time, only on a clean floor can minor damage or cracks be detected at an early stage and eliminated with little effort, avoiding major damage and major remedial measures in the future.

Sustainable construction with concrete

While the sparing use of raw materials and energy is a core tenet of sustainability, it is important to also think about reusability and durability. To ensure that reinforced concrete structures achieve or exceed their planned service life, a maintenance and care concept must be drawn up at the planning stage. The Remmers cleaning and care instructions in combination with coordinated Remmers concrete repair systems ensure that minor collision damage or condensation do not lead to major concrete damage.
